Portfolio Analysis.

We review your holdings to surface risks and opportunities — lease rollovers, depreciation timing, rent comparisons, and the right time to act.

Most investors don't have a clear picture of where every property in their portfolio stands — until a lease expires, a loan comes due, or a capital event forces the question. We help you get ahead of it.

A portfolio review gives you a current assessment of each asset: what it's worth, how it's performing relative to the market, what the near-term risks are, and what the right strategy is — hold, refinance, exchange, or sell.

We bring together market data, comparable lease and sale analysis, and our direct experience transacting in each submarket to give you a grounded, actionable view of your holdings. We also coordinate with the Kidder Mathews platform — property management, cost segregation, and capital markets — when deeper analysis is needed.

What a portfolio review covers

Current market value Comparable sale analysis and positioning for each asset.
Lease roll exposure Upcoming expirations, below-market rents, and renewal risk.
Equity and leverage Current LTV, debt maturity, and refinancing opportunities.
Depreciation schedule Where you are in the depreciation cycle and whether a cost segregation study makes sense.
Disposition timing Which assets are most positioned for a 1031 exchange or outright sale.
Geographic concentration Concentration risk by submarket, tenant industry, or property type.
