Core service

Special assets.

Court-appointed receiverships, REO dispositions, CMBS special-servicing, note sales, and workout assignments managed with disciplined marketing and transparent execution.

Overview

Complex assignments need more than a listing process.

Special-asset work usually arrives with pressure attached: lender oversight, court deadlines, operational disruption, title complexity, or a need to document the sale process for multiple stakeholders. The assignment has to be marketed aggressively, but it also has to be managed in a way that holds up under scrutiny.

Our role is to create order quickly. We help define value, frame the sale strategy, coordinate with the right decision-makers, and execute a process that moves the asset toward recovery while keeping communication clear from first opinion of value through closing.

Assignments we handle

Work that spans court, lender, and ownership interests.

  • Court-appointed receiverships and sale support.
  • REO and foreclosure dispositions for lenders and special servicers.
  • CMBS special-servicing, note sales, and distressed debt resolution.
  • Broker opinions of value, marketing plans, and disposition strategy.
  • Overbid procedures, due diligence coordination, and transaction management.

Execution

How we run special-asset assignments.

The process is tailored to the file, but the priorities stay consistent: clarity, accountability, and market-driven execution.

01

Stabilize the assignment

We align early with lenders, receivers, counsel, and ownership stakeholders to define reporting needs, timeline risk, access, and the right disposition path.

02

Build a defensible sale plan

Each assignment starts with pricing guidance, buyer targeting, marketing materials, and a process that can stand up to court, lender, and committee review.

03

Run a transparent close

We manage diligence, overbid or auction requirements, buyer communication, and closing coordination so the file moves cleanly from marketing to recovery.
