Belltown Inn is a 165-key boutique hotel located at 2301 3rd Ave in Seattle's Belltown neighborhood. Originally constructed in 1990 as an apartment community and converted to hospitality use in 2008, the five-story, 57,800 SF building features oversized operable windows and a fully appointed kitchenette in every guestroom.

Challenge

Our team was engaged by a court-appointed receiver to manage the disposition of Belltown Inn following a partnership dispute that placed the asset into receivership. The assignment required strict adherence to court protocols, including regular reporting obligations, while simultaneously running a credible sales process capable of attracting qualified buyers for a hospitality asset in a complex legal context.

We executed a national marketing campaign designed to reach experienced hotel investors while satisfying the court's transparency requirements. Throughout the process, our team prepared and submitted weekly marketing reports and affidavits to the court, keeping all stakeholders informed of market activity and buyer interest.
