Challenge
Our team was engaged to sell a single-tenant net-leased daycare property in Clackamas, Oregon. The seller needed to complete a 1031 exchange, which placed pressure on the transaction timeline and required identifying a qualified buyer capable of closing on terms that would satisfy exchange requirements. At 5,000 SF and built in 1984, the asset was a smaller retail property, which narrows the buyer pool compared to larger institutional-grade investments.
Action
We handled this as an off-market sale, sourcing a buyer directly without a broad public marketing campaign. This approach kept the process discreet and efficient, which aligned with the seller's timeline needs for the 1031 exchange. We worked to align both parties on pricing and terms, ultimately bringing the transaction to close at the agreed sale price.
