Our team was engaged to sell a single-tenant retail property in Issaquah, Washington as part of a portfolio of bank-owned properties. Selling a bank-owned asset introduces a distinct set of constraints, including institutional oversight, defined disposition requirements, and a buyer pool that must be comfortable with the as-is nature of the sale. The 18,700 SF unanchored retail building, built in 1996, required a focused marketing effort to attract qualified buyers capable of closing on those terms.
Action
We ran an on-market campaign targeting retail investors suited to a bank-owned disposition. Our process centered on identifying buyers who could move with confidence through the due diligence and closing requirements typical of an institutional seller, and who understood the single-tenant retail profile of the asset. We coordinated buyer access and diligence while keeping the process aligned with the portfolio seller's requirements.
