Our team was engaged by a buyer completing a 1031 exchange who needed to identify and acquire a suitable replacement property. The assignment was to source an off-market single-tenant retail asset that met the buyer's exchange requirements and close within the constraints of a 1031 timeline.
Action
We focused our search on single-tenant net-leased retail properties with stable tenancy. Working off-market, we identified a Grocery Outlet-occupied building in Oakhurst, California, and negotiated directly with the seller to structure a transaction that aligned with the buyer's exchange timeline and investment criteria.
