Our team was engaged to sell a single-tenant AutoZone property in Aberdeen, Washington — a 6,680 SF retail building constructed in 2014 and 100% occupied at the time of sale. The assignment required finding a qualified buyer willing to pay full asking price for an asset in a smaller coastal market, where the pool of active net-lease investors can be more limited than in primary urban centers.
Action
We brought the property to market as an on-market investment offering, targeting single-tenant net-lease buyers suited to the asset's profile. Knowing the buyer would need to be comfortable with the Aberdeen market and capable of executing a clean transaction, we focused outreach on investors actively seeking passive, single-tenant retail assets. We identified a buyer pursuing a 1031 exchange, which aligned well with the property's stable, fully occupied income stream and the timeline requirements of a tax-deferred acquisition.
